BBS mall owners to invest Sh65 billion in Tatu City

The new development will feature 30 acres of green parks and recreation areas, alongside a mix of commercial and residential spaces, including residential homes, retail spaces, offices, logistics facilities, parks, a mosque, petrol station, schools, and warehousing facilities.

The investors behind Business Bay Square (BBS) mall, East and Central Africa’s largestshopping complex, are set to invest Sh64 billion in a 60-acre mixed-use development at Tatu City Special Economic Zone (SEZ).

The new development will feature 30 acres of green parks and recreation areas, alongside a mix of commercial and residential spaces, including residential homes, retail spaces, offices, logistics facilities, parks, a mosque, petrol station, schools, and warehousing facilities.

Construction is expected to begin before the end of the year, with the full development timeline spanning 10 years.

“BBS Mall changed how people viewed Eastleigh, showing that thoughtful development can reshape neighborhoods and improve how people live and work. Now, the future of development is moving beyond the city center, where there’s space to build holistic communities with everything people need,” said Abdiweli Hassan, chairman of Ten Commodities Wholesalers Limited, the company that behind BBS Mall.

“This investment represents the future of urban development—moving beyond congested city centres to create holistic, well-planned communities where people can live, work, and thrive,” he added during the signing ceremony yesterday.

Rendeavour Founder and CEO Stephen Jennings praised the investment as a testament to the growing appeal of Tatu City as Kenya’s leading destination for sustainable development. “People today value a higher standard of living in well-governed, holistic communities,” he said.

“Mr. Hassan, who transformed Eastleigh with Business Bay Square Mall, East and Central Africa’s largest shopping and entertainment complex, is now bringing his expertise to Kenya’s most advanced urban ecosystem It takes visionaries like Abdiweli Hassan to deliver large-scale projects that transform how people live and work,” said the CEO.

BBS Mall Eastleigh

Located in Eastleigh, Business Bay Square, the Sh25 billion megaproject in Eastleigh features over 1,000 shops and restaurants across 130,000 square metres.

In February this year, Tatu City hosted Muslim business invstors in a bid to unlock investment opportunities and foster collaboration in the city's development. The Group Chief Operating Officer Preston Mendenhall emphasized that Muslim investors should not be left out of the development opportunities in Tatu City which, he said, accommodates religious needs by designating areas for mosques and other community facilities.

Located in Kiambu county, Tatu City is a 5,000-acre city designed to have homes, schools, offices, a shopping district, medical clinics, nature areas, and a sports and entertainment complex.

Tatu City is Kenya’s first operational Special Economic Zone, providing reduced corporate taxes, zero-rated VAT, and import duty exemptions, among other benefits.
